Between them, Anthony Boyce and Paul Million bring over 50 years of hard-won experience in UK property — from the drawing board to the deal table, and every difficult conversation in between. They didn't set out to build a network. They set out to build better properties, and better businesses. The community came out of necessity.
Anthony Boyce — Architect, Developer, Founder
Known to most as "Boycey," Anthony has spent more than two decades at the intersection of architecture and property development. Trained as an architect and founder of 81 North Design, he knows better than most how a building thinks — and how to make it work harder for investors and developers alike.
His specialism is commercial-to-residential conversions — the kind of projects that most people find overwhelming and that Anthony finds genuinely exciting. He has navigated planning systems, listed buildings, awkward sites and tight margins, learning through both success and some very expensive lessons. That experience now sits at the heart of TPT: real knowledge, earned the hard way, shared openly.
Paul Million — Landlord, Developer, Deal-maker
Paul has been a landlord and property developer for over 30 years. In an industry that loves overnight success stories, Paul is a reminder of what sustained, long-term commitment to property actually looks like. He has built and managed portfolios through multiple market cycles — recessions, rate rises, legislative upheaval — and come out the other side with hard-won perspective and a sharp eye for value where others see risk.
He is the host of the LOAF Podcast — an honest, no-fluff show about property investing — and a self-described "creative dealmaker and perfectionist." Those two things sound contradictory. They're not. Paul brings imagination to the deal structure and relentlessness to the execution. He is also, refreshingly, someone who will tell you what went wrong and what it cost, not just what went right.
Why we built TPT
When the big national property networks disappeared from the North East, Anthony and Paul didn't just lose a calendar event — they lost a space where serious conversations happened, where deals were done, and where people felt genuinely supported. Rather than wait for someone else to rebuild it, they did it themselves.
The Property Thing launched as a monthly live event at Blackwell Grange Hotel in Darlington, and it grew — not through slick marketing or aggressive promotion, but because it was good. Really good. Real talk. Real value. Real people. Every second Thursday of the month, some of the North's sharpest property minds gather to hear from speakers, share deals, and ask the questions they can't ask anywhere else.
TPT Academy is the online home of everything that happens in that room — and everything that should happen between events. It's the place where the conversations continue, the presentations live on, and the community keeps growing.
What we believe in
Honesty over hype. The property world has no shortage of people telling you it's easy, that the money flows in, that a simple strategy will change your life. Anthony and Paul have no time for that. They've made money, lost money, got things spectacularly right and occasionally spectacularly wrong — and they'll tell you about all of it.
